Overview
Seven Nine Work Lofts is an adaptive re-use project of an abandoned seven story bank building and an adjacent two story parking structure.
Six stories of residential units conform to the existing cast in place concrete frame while the ground floor is positioned for new retail and office tenants. Due to the proposed change of use, the property has a surplus of parking which is absorbed by new work / live units that line the perimeter of the parking structure. The solidity of these frontages extend the defined street wall further to the north and encourage pedestrian activity in an area that historically has been vehicular orientated.
Perched on the main building roof, a series of luxury, lightweight modular penthouses are planned, thereby increasing the residential unit mix. At this elevation the unhindered panoramic views, specifically to the east where the Atlantic Ocean can be seen in the distance, becomes a valuable asset and enhances the development’s desirability.
The penthouses are arranged with gardens and landscape features that will add privacy between the units and soften the eruptions of urban life below.
Approximately 84 lofts are carved from the existing carcass of the main structure. The proposed interior design concept celebrates the rawness of the building’s original materials and will preserve as much of the exposed concrete as feasible. Spacious, light filled apartments are attainable due the the generous floor to floor heights and wide structural column grid.
Each of the work / live units that wrap the north and east facades of the parking structure feature an internal courtyard at the ground floor that links via an exterior stair to a private parking deck above. The design of these units seek to provide the conveniences of single family homes but within a dense and exciting new urban intervention.
