Overview
295 Palm Avenue is a proposed two-story, 3,026sf contemporary residence in Miami Beach that features an open-air understory. The building is raised to create functional space for additional landscaping, parking, storage, building services and amenity areas. Additionally, the understory addresses concerns of resiliency by elevating the primary living functions above the flood elevation.
The materials selected for the project complement the vernacular of the existing single-family neighborhood. Smooth, white stucco defines the two-story volume, while the understory structural elements are cast in place fluted concrete. The vertical texture of the fluted structural components relate to the spandrel louvers on the upper floors and accentuate the verticality of the home.
The south façade is framed by a sequence of vertical concrete louvers, terrace and roof projections that shade the glazing and divide the terrace on the first level into two distinct outdoor living spaces.
On the upper level, a single balcony connects the main bedroom to the exterior and offers uninterrupted vistas down Palm Avenue.
On the north façade, the building is tempered to highlight the formal entry and stair, set within a glass volume that connects the upper levels. The building facade transitions to the west side of the building with a gentle curved façade that responds to the natural curvature of the site boundary, grounding the building to its context.
At the living level, the building curvature is expressed with vertical concrete louvers that shroud an intimate outdoor space, which is an extension of the dining area.
On all frontages, a lush landscape buffer will further dissolve the base of the building from public view and offer additional privacy for the pool deck and outdoor amenity areas on the ground floor.
